The toolkit

Ten things you can't Google

Each one needs your inputs — your anchors, your numbers, your priorities — so no search engine can answer it for you. Start anywhere.

The one nobody else has

Five public records.
One address.
Zero opinions.

Flood zone from FEMA. Real internet options from the FCC. Rail crossings from the FRA. Utilities and estimated tax from the county. Each stamped with its source and the date it was checked — and no score, no grade, and nothing about who lives nearby.

FEMAFCCFRACOUNTY

Why this exists

Facts, not verdicts

These tools are built and paid for by a Kansas City REALTOR®. That's a reason to be more careful, not less — so here's exactly what they will and won't do.

No scores, no grades

You'll never see an address rated out of ten or a neighborhood ranked. We show the flood zone, the internet, the rail line, the drive time. What's acceptable is your call.

Every number has a source

FEMA, the FCC, the FRA, county assessors. Each figure is stamped with where it came from and when it was checked.

Your answers stay on your device

The tools run in your browser. Your checklist and your quiz answers are never sent anywhere unless you choose to send them.

Your profile works with any agent

The buyer profile prints. Take it to whoever you hire — we'd like it to be us, but it's better for you if the tool works either way.

Sometimes the answer is wait

The rent-vs-buy tool will tell you when renting a year first came out ahead. We'd rather be right and hear from you in a year.

Estimates say they're estimates

Anything modeled — payments, taxes, insurance — is labeled, and points you to a lender or the county for the real number.

How this fits together

Three sites, three jobs

Rather than one site doing everything badly, each does one thing. Follow them in order or jump to whichever you need.

Three minutes now saves a wasted weekend later.

Twelve questions about the things you can't change after closing. You get a profile you can print, keep, or hand to any agent.

What will this house actually cost every month?

Run the monthly cost
Move2KC/Tools/Equity compare

Same money. Different house.

Not a licensed index — the components, each one sourced. Housing from recorded sales, income tax from statute, property tax from county rates.

San Francisco · $1.25M1,180 sq ft
Moving from

Pick where you live now. The nested rectangle redraws to the floor area the same money buys there. The striped one is Kansas City; it doesn't move.

The money is what's held constant, not the house. Both rectangles are the same $1.25M. What's drawn to scale is area, not width — a rectangle four times as large is four times the finished square footage. Floor area is all this compares: the lot, the age, and the condition of the house are not in it, and neither is anything about where the house sits.

The multiple

1.0×

the finished space for the same money — or the same house for about 30% of it, with the rest left over.

Read it as floor area per dollar and nothing else: the same money, this much more finished space. It is not a rating of the house or of anywhere it might be.

Where the difference comes from

San Francisco → Kansas City

SAME

One bar per component. Left of the line costs less in Kansas City, right of it costs more, and the length is the size of the gap. They are not weighted or added into a single score — they sit side by side so you can see which one is doing the work.

Property tax runs higher here as a rate. That's the honest number, not a pitch.

These five are the San Francisco comparison. Changing the city above redraws the floor area; it does not redraw these.

Buy now, or rent a year first?

Compare both paths
Move2KC/Tools/Rent vs buy

Where the two paths cross

Plenty of people rent a year first to learn the area. That has a real cost, including moving twice. Move the marker to when you'd sell.

$400k$300k$200k$100k Yr 1Yr 4Yr 7Yr 10 THEY CROSS HEREYear 3 RENT 1STBUY NOW
How long until you'd sell?

If you sell at year 7

$0more to rent first

Includes the second move, a year of rent with no equity, and a year of price movement either way.

What each path is really for

Renting buys certainty. If you don't know the area, a year of local knowledge can be worth more than the money — especially picking a state line you'll live behind for a decade.

Buying buys the payment. A fixed payment stops moving. Rent doesn't.

We're not going to tell you which to pick. If renting is right, rent — we'd rather be here in a year.

What these tools are, what they are not, and what you need to verify yourself before you act on anything you read here.

Short version: everything here is an estimate built from public data. It is a starting point for your own research — never a substitute for it. Verify every figure that matters before you make a decision, sign anything, or move money.

1. Information only — no warranty

Move2KC.net is an information service. The tools, figures, maps, and reports on this site are compiled in good faith from public records and third-party data sources believed to be reliable, but their accuracy, completeness, timeliness, and fitness for any purpose are not guaranteed. All content is provided “as is” and “as available,” without warranties of any kind, express or implied, including any implied warranty of merchantability or fitness for a particular purpose. Errors, omissions, gaps in coverage, and stale records can and do occur in any tool on this site.

2. Estimates and models, not professional opinions

Drive times, monthly costs, property tax figures, insurance factors, utility costs, equity comparisons, rent-versus-buy projections, and similar outputs are modeled estimates. They depend on assumptions that will not match your circumstances. Nothing on this site is an appraisal, a home inspection, a survey, a title opinion, a flood determination, a tax opinion, a mortgage commitment, or legal, financial, insurance, or investment advice. Before relying on any figure, consult the appropriate licensed professional — an attorney, CPA or tax advisor, lender, licensed inspector, surveyor, or insurance agent.

3. Your responsibility to verify

You are responsible for independently verifying any information you intend to rely on, and for doing so before making an offer, waiving a contingency, signing a contract, or completing any real estate transaction. Do not treat any output of this site as a substitute for due diligence, professional inspection, or authoritative records obtained from the governing jurisdiction. If a figure here conflicts with an official record, the official record governs.

4. Data changes; we do not promise to update it

Underlying data changes continuously — listings, prices, tax levies, mortgage rates, flood maps, service availability, and jurisdiction boundaries among them. Where a figure is date-stamped, that date reflects when the source was last retrieved, not a guarantee that it remains current. We assume no obligation to update any information, and content may be changed or removed at any time without notice.

5. Third-party sources and links

This site incorporates data from third parties, which may include FEMA, the FCC, the Federal Railroad Administration, county assessors and recorders, utility providers, and multiple listing services. Those organizations are responsible for their own data; we neither control nor independently audit it. Links to third-party websites are provided for convenience and do not constitute an endorsement, and we are not responsible for their content, accuracy, or privacy practices.

6. Property and listing information

Where property or open-house information is displayed, it is subject to change, error, prior sale, or withdrawal without notice, and square footage, lot size, year built, taxes, HOA dues, and school assignments should be independently confirmed. Listings are not necessarily those of the displaying brokerage. This is not a solicitation of property already listed with another broker.

7. Fair housing

These tools describe physical features, locations, distances, and the preferences you enter yourself. They do not rate, rank, score, or characterize neighborhoods, schools, or the people who live in them, and they must not be used as a proxy for doing so. We support and comply with the federal Fair Housing Act and applicable state and local fair housing laws. All properties referenced are subject to those laws.

8. No agency or fiduciary relationship

Using this site does not create a brokerage, agency, client, or fiduciary relationship, and does not make you a represented party. Representation begins only under a written agreement signed by both you and the brokerage. Until then, no duty of confidentiality, loyalty, or advice applies to anything you enter here.

9. Limitation of liability

To the fullest extent permitted by law, Move2KC.net, its operator, and the associated brokerage and its agents shall not be liable for any direct, indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, opportunity, or data, arising from or related to your use of — or inability to use — this site or its information. This includes, without limitation, decisions made or not made in reliance on any figure or tool here, dissatisfaction with a property purchased or declined, and any inaccuracy, omission, or interruption in the information provided. Your sole and exclusive remedy is to stop using the site.

10. Brokerage identification
